Job Description Summary:

The Facilities Mechanical Manager is directly responsible for preventive maintenance, repairs and upgrades to the mechanical, electrical, and plumbing equipment on property. This includes, but is not limited to HVAC, refrigeration, laundry, kitchen and electrical distribution equipment. To accomplish this, the Mechanical Manager will work with our staff and vendors to ensure that we have the right skills here at appropriate times to complete needed work. Indirectly, the Mechanical Manager may, at times, oversee any and all maintenance on the property.

Job Description:

QUALIFICATIONS:

  • High school diploma or equivalent.
  • 3 years of related experience.
  • Able to demonstrate a strong understanding of building systems and equipment including:
  • HVAC equipment
  • Refrigeration equipment
  • Kitchen equipment
  • Laundry equipment
  • Electrical distribution equipment
  • Ability to read and interpret blueprints.
  • Ability to read and utilize specification and construction documents.
  • Ability to communicate effectively and professionally with staff, co-workers and vendors.
  • Ability to utilize Microsoft Office programs (Word, Excel, Power Point, and Project) effectively in order to organize, track, and communicate work.
  • Valid Texas driver’s license. 

ESSENTIAL FUNCTIONS:

  • Routinely inspect the mechanical and electrical equipment and the work that is being done on it to ensure quality and dependability.
  • Properly utilize HotSOS to distribute and track work.
  • Maintain/create systems to ensure sufficient amount of completed work is inspected in order to ensure quality. 
  • The goal being for supervisors and managers to inspect a minimum of 25% of work completed by our staff and 100% of work completed by contractors. 
  • Responds to guest requests and resolves their need efficiently, understanding and striving to meet our goal of responding to 90% within 15 minutes and resolving 80% within 30 minutes.
  • Assists with the hiring of new employees and recommends promotions in Facilities department.
  • Assists with training, motivating and supporting subordinate staff to insure quality service.
  • Coach, counsel, conduct performance appraisals and provide feedback and recognition for employees.
  • Assists in setting work schedules for staff according to skill and workload level.
  • Assists with the organization and participation in meetings.
  •  Maintains records and data pertaining to Facilities.
  • Assists in developing and monitoring of engineering supplies, parts, inventories and helps to administer the purchase order system.
  • Assist with the administration of the department budget.
  • ]Coordinates with outside contractors. Responsible for correct use of office equipment, EMS systems and Life Safety Systems, (training will be provided).
